The February numbers are in from the REALTORS® Association of Edmonton. Here's how the City of Edmonton performed:

 Prices Hold Steady

· All Residential Average: $432,000 (up 3.3% from January, up 2.3% from last year)
· Detached Homes Average: $561,705 (up 4% month-over-month)
· Semi-Detached Average: $447,997 (up 10% from January, up 5% year-over-year)
· Row/Townhouse Average: $293,816 (down slightly from last month)
· Apartment Condo Average: $207,000

 Sales Jump

· Total Sales: 1,111 units sold
· That's a 40.5% jump from January! 

 New Listings

· 2,189 new listings hit the Edmonton market
· Up 25% from January
· Up 17% compared to last February

 Days on Market

· Average DOM: 46 days

 Inventory

· Current inventory: 4,029 units
· Months of inventory: 3.6 — a balanced market

· New Listings: 2,518 (Up 4.7% from last year)
· Sales: 1,151 (Down from the busy pace of Jan 2025)
· Average Price: $448,761 (Up 2.5% from Jan 2025)
· Inventory: Up 32.7% year-over-year
· Average Days on Market: 59

Inventory is flooding the market, giving buyers more choices than they've had in years. Prices remain stable and are actually slightly higher than last January, but the frantic pace has cooled.
